This multi-site Superintendent directs maintenance and strategic facilities operations across six properties throughout Manhattan and Brooklyn. You will combine hands-on repair capabilities with high-level coordination. You will work alongside Directors to ensure building maintenance and improvements, manage vendor relationships, and ensure all facility goals are completed safely, on budget, and on schedule.
Key Responsibilities:
Align daily building maintenance with maintenance goals and budgetary targets.
Provide regular status reports to leadership on ongoing projects, deferred maintenance, and vendor performance.
Assist Directors in evaluating equipment life cycles, forecasting maintenance costs, and developing the annual facilities budget.
Project & Vendor Management: Source, bid, and manage external contractors and specialty vendors (e.g., HVAC, plumbing), ensuring all contracted work meets organizational standards.
Monitor project milestones to ensure preventive and corrective maintenance tasks are completed on time.
Conduct property walkthroughs to identify deficient work and provide actionable, real-time resolutions.
Hands-On Maintenance & Team Oversight
Perform routine, hands-on building repairs and diagnostics (electrical, plumbing, carpentry, and HVAC) as needed.
Oversee the daily activities of on-site maintenance and janitorial staff, providing training and enforcing quality standards.
Ensure all properties comply with local building codes, fire safety regulations, and OSHA requirements.
Qualifications & Requirements:
3+ years of progressive experience in multi-site building maintenance or facilities management.
Demonstrated ability to collaborate with executive leadership and Directors to achieve operational goals.
Strong working knowledge of commercial/residential building systems.
Experience managing sub-contractors, analyzing budgets, and using work order systems.
Relevant trade certifications (e.g., HVAC certification, FDNY Certificates of Fitness) are highly preferred.
Must have reliable source of transportation to go between locations as well as a valid Driver’s License, with a clean driving record for travel between properties.
Must be able to work some nights and/or weekends.
