S95 Fire Safety Director – Part Time | Brooklyn Residential Building
3–4 Days Per Week | 3–4 Month Contract | Immediate Start
We are seeking an experienced S95-certified building professional for a part-time temporary role at a luxury residential multifamily property in Brooklyn, NY. This is a hands-on working role — not a monitoring position. You will be actively engaged every shift.
Schedule & Pay:
3 to 4 days per week
8 hours per day
3 to 4 month contract

What You'll Be Doing:
Serve as the certified S95 operator on site and ensure full FDNY compliance
Execute daily, weekly, and monthly preventive maintenance tasks including boiler readings, equipment room inspections, filter cleaning, roof inspections, and stairwell checks
Coordinate and oversee licensed vendors for repairs and inspections
Assist with HPD violation remediation — coordinate access, oversee work, document with before and after photos
Maintain daily logs and inspection reports
Train and mentor the building superintendent on S95-level responsibilities as he works toward his own certification
Oversee porter team on compactor room procedures and common area standards
Requirements:
Active S95 Certificate of Fitness — required, no exceptions
Minimum 3 years experience in NYC residential building operations
Knowledge of NYC building codes, HPD processes, and FDNY compliance
Experience coordinating licensed contractors
Comfortable with documentation and reporting
Patient and willing to teach — mentoring is a core expectation
Reliable and punctual
Nice to Have:
Experience working at properties managed by large institutional operators
Familiarity with preventive maintenance scheduling systems
